Winter in Austin has been milder this season.  Not the real-estate market! Austin is still going strong.

 

Throughout the greater Austin metro area the dollar volumes of sales have increased and YoY inventories is at historically low levels of 0.8months.

 

All our holdings are seeing healthy gains across greater Austin area.

 

Milder weather allowed us to make substantial progress on many of our properties to get them ready for market.

Terrenezt … a growing portfolio

Our portfolio and total asset value continue to grow at a rapid clip.

Many more are in the final stages of acquisition. Keep the portfolio slide graphic from deck and add new properties.

PROJECTS UPDATE

Since our last newsletter we have made substantial progress in many of our properties and inching towards go-to-market. As indicated in our earlier newsletters go-to-market is a long process of anywhere from 12-30 months or more based on the county where the property is located.

We are pleased with the progress being made at one of our flagship properties.
  • We expect the tree landscaping to be completed in another two to three months.
  • As part of Water study well drilling has commenced and is expected to be completed by early to mid-February. This has happened despite drillers being back-logged and we had to bring in a driller from outside of central texas to make it happen!
  • Plat map is being fine-tuned by engineering team so initial plat approval process can commence as soon as drilling of wells and corresponding water study report is completed.
  • Contractor selection for laying roads is in progress and expected to be finalized around April 2022.

Construction work to upgrade this property is in full swing. Despite acute shortage of skilled labor, we are making good progress on this project.

We have cleaned up this property and getting it ready for renting out the barndominium on the property. We also started initial conversations with our engineering team to start looking at options for go-to-market for this property.

There are exciting news around this property.  A new 200 acre development has been recently announced right across the road from this property. 

 Our operations team has started the clearing process for this property.  In the coming months we will start the process of filling in dirt for parts of this property.  Our engineering team is actively looking at various go-to-market options for this property.

This is our newest addition to our portfolio. Permitting process with the city is progressing at a good clip. Simultaneously, we are in various states of negotiations with multiple builders to have commitments for all lots that will be permitted.

OTHER PROGRESS & ACTIVITIES

 There are several activities that were completed or continuing since our last newletter.

 Taxes for year 2021 have been paid for properties in our portfolio.

Negotiations with vendors in progress for maintenance of several properties in progress.

 Rekeying of locks at various properties completed.

Schedule K-1s are being prepared and will be issued to all investors by end of February.

According to NOAA’s National Climatic Data Center (NCDC) Austin’s Camp Mabry and Austin-Bergstrom International Airport ranked 74th and 75th respectively out of 174 American cities studied for average percentage of annual possible sunshine. The higher the ranking, the more sun received compared to what’s possible. Both Austin sites received 60% of possible sunshine through the year.
