It is that beautiful time of the year in Austin…Spring! It is starting to look beautiful on our properties. Lot of green and spring flowers all around.

It’s not just nature that’s blooming, the Austin real estate market is blooming beyond anyone’s wildest dreams this Spring.

Inventory of homes available is down to one of the lowest ever to a mere 0.4 months.
The Average time on market went down to 31 days from 63 days, a whopping 32 days decrease.

Farm to Market Road 973 Update

FM973 area around our properties has experienced a tremendous amount of activity in the last four months. Sewer plans are accelerating. Pflugerville is aggressively annexing land towards Manor.

Pflugerville ISD recently purchased land for new schools. Lands with FM973 frontage are hard to come by. When they do, they are being listed at a significantly higher cost than our acquisitions on FM973. It will be interesting to see what these properties sell for!

Based on current trends, Terrenezt's properties seem poised for handsome growth in this area.

PROJECTS UPDATE

TX-Austin-Manor-CameronRoad-15Acres

In a short span of 4 months since we acquired this property, many exciting things are happening in this area. Land prices have already appreciated by at least 20% based on comparable listings in the area.

Within just 0.8 miles, two big new projects have started by major national builders: Taylor Morrison is building major community on Wells Branch road and started moving dirt.

Lennar started booking for homes right across the road from Taylor Morrison.

We have started the process to look at the annexation by the most favorable jurisdiction.

This is a long (18+ months) process. We will periodically update you on the progress.

TX-Austin-Manor-FM973-44Acres

As mentioned earlier in the FM973 updates, the property right next door is currently listed at ~$50,000/acre for back portions and almost $100,000/acre for a parcel with FM973 frontage.

We are watching this recent development with interest.

We are glad to announce that we have arranged with a local farmer to leave their cows on this property for grazing. This will ensure to keep our Ag-Exempt status.

As many a horse lover will tell you, horses bring out the best in you. As one of Terrenezt’s flagship properties, this equestrian property is being transformed since we completed the acquisition of this property. Our goal is to make this one of the premier equestrian communities in the Austin area.

For starters we immediately secured a new five year lease to continue and grow the equestrian center. The managing team of the facility come with world-class credentials.

The number of horses boarded at the property has been increased from 9 to 17 already. We expect this number to exceed 50 by end of this year.

Michael Vermaas

Michael Vermaas dream is, and always has been, to help horses and riders achieve their potential regardless of breed or discipline. He sets himself apart as a trainer by bringing to the table a broad base of experience and a very patient approach. He is a man of integrity and a man with a wealth of experience, passion, and talent.

Michael’s equestrian experience is sterling. Although he is Dutch, he spent many years in Portugal. Michael trained with Lord Henry Loch, Luis Valenca of the Portuguese School of Equestrian Arts, Fernando Olivera- assistant to Nuno Olivera, Don Jose Athayde head of the Alter Stud, & Marcel Bonaerens- coach to Ludo Phillipaerts.

He earned his Portuguese Equestrian Federation Credentials, his British Horse Society Credentials and the Bronze Medal from USDF. While studying in Great Britain, he trained an eventer that later was sold to Prince Phillip.

He has been listed on Sylvia Lock’s website as one of the top 15 Classical Dressage trainers in the world. He performed on the quadrille team of Luis Valenca at the Salon du Cheval de Paris and Equitana. He began giving riding instruction at age 18 and trained horses for the Saudi royal family and Saudi Aramco.

Michael brought his love for the Iberian horse with him to the US. He has shown Andalusians both nationally and regionally in breed and USDF shows, bringing home many championships. In 2014 he was named IALHA Professional Horseman of the Year. He is also an accredited Working Equitation judge. He is all about the horse. With a positive outlook on everything in his life, he looks forward to a wonderful future with his partner, his horses, his clients and his friends.

A new hay lease is being negotiated along with a farmer to leave some cows for grazing. This ensures keeping the Ag-Exempt status for this property.

The living quarters for the managing team are being redone from their current dilapidated condition.

The trend to move to more rural areas has tremendously accelerated in the last one year owing primarily to COVID-19 and changing attitudes about work-from-home. You cannot read a news website or paper without coming across at least one article on the subject. For those who prefer to stay away from the city in peace and quiet, our Oakalla property will offer solace.

Imagine a grand landscape with a rolling terrain, stunning views, and untouched woods. Herds of wildlife running around. Water features coming to life in rain.

We intend to shape our Oakalla property into the premier ranch community in greater Austin area. As part of this vision, we didn’t want to change the nature of this beautiful piece of land. We made a conscious decision to not clear the land indiscriminately by inviting a ‘land clearing expert’ who would bring a bulldozer and ‘clear’ the land.

Instead after a careful search we found a landscaping expert who works ‘with the land’. We are glad to announce that we have retained the services of Keeney Landscaping to landscape our property and clear years of shrub growth and dead trees.

They come highly recommended and have many success stories to tell. Here in his own words is founder Bill Keeney.

Starting out with the motto “Landscape the earth one yard at a time”, I began this company as a fulfilment of a lifelong dream. Simple beginnings with curb appeal installations led to larger, more complexed projects which eventually led to full scale landscape design-build projects as well as land restoration projects.

For over 15 years I have maintained this as a referral based business and my relentless desire to landscape burns even brighter now. Continuing the education to enhance and further establish my business model I am a: Licensed irrigator, Licensed nurseryman, Texas certified nursery professional, Texas certified landscape professional, Nationally accredited landscape design consultant

The main areas which I have focused on have been : Water wise smart irrigation, Soil remediation, Land restoration, Outdoor living, Decorative concrete patios And Pergolas Landscaping is a profession that I take very seriously. Understandably, as a source of income to take care of my family, this is my job.

But almost equally as important is the passion to make someone’s landscape beautiful and constantly pushing the limits of creativity

We have also engaged our engineers to start working with the County in bringing our vision to fruition. We expect this process to take about 12 months. Be sure to look for progress in our next newsletter!

Lot of our existing investors and new investors have been asking what is coming down the pipeline.

We are pleased to announce that we have several in the final stages and will be offered soon.

The first of these is a 65 acres property located right in front of a high school in Belton, TX.

We are in the final stages of acquiring another 100 acre property on FM-973 in Manor / Coupland, TX.

We have added another 132 acres to our Oakalla property.
