Austin-Roundrock real estate market seems to be moving to Tolstoy’s tune. Across the Austin MSA (5 County area) sales increased by 13.1% year over year. In most of the MSA median sales price and number of units sold is at record high levels.

Inventory of homes available is still at a mere 0.4 months. Average time on market went down to 26 Days from 31 Days from last month. Median sales price went up an incredible 28% due to lack of inventory and increased demand.

PROJECTS UPDATE

TX-Austin-Manor-CameronRoad-15Acres

Since our last newsletter, we are seeing increased activity and prices in the area around our property.

In addition to more projects being announced, we are seeing new listings around our property ranging in price from $60,000/acre to $200,000/acre based on the exact location.

We are pleased to announce that our engineers and attorneys have started the preliminary work to get this property annexed by Pflugerville ETJ and getting initial permits.

As indicated in our earlier newsletters, this is a long process and we will keep you posted on the progress.

As described and indicated in our last newsletter, we are happy to announce that phase 1 improvements have been completed.

We are pleased to announce that our equestrian property in Taylor is completely full and has no more space in the tack room. This is a good problem. For those of you who are not conversant in “horse speak”, a tack room is where you keep your horse ‘gear’ – saddles, helmets and other sundry items. As any equestrian old-timer will tell you, you can easily determine how an equestrian facility is run by taking a quick look at its tack room!

The credit for this goes to Christine Cepotoc who is the other partner running the equestrian facility along with Michael Vermaas who we introduced in our last newsletter.

We are getting started on our next phase for this property to build a new tack room and also get additional stalls ready for more horses.

Stay tuned for more news on this property as we transform this property.

For those with a keen eye you probably see the difference in the title for this property section! Yes, we have closed out this phase of available lots!

The land clearing is in full swing and our premier ranch property is already looking transformed. As they say a picture is worth a thousand words. Here are some pictures which show the transformation.

We have planned the land clearing in multiple phases. Each phase has a distinct purpose. More on this in our next newsletter…

Our engineers are making progress on multiple fronts both with the county and core engineering tasks such as laying out conceptual roads etc.

We are also in the final stage of selecting our vendor for the county required water study.

This is the property which we announced in our ‘upcoming section’ in our last newsletter. We had an overwhelming response for this offering and were sold out in less than 48 hours. We were oversubscribed for this property by more than 200%.

Coming soon:

Lot of our existing investors and new investors have been asking what is coming down the pipeline especially after a quick sell-out of our TX-Austin-Manor-17618-N-FM973-89.263Acres offering.

We have several new ones in the final stages and will be offered soon.

The first of these is phase2 of our Oakalla, TX property where we are in the final stages of adding an additional 300 Acres. More details are forthcoming.

We are in the final stages of acquiring another 231 acre property (multiple parcels) on FM-973 in Manor / Coupland, TX. These parcels are being acquired from private listings.

We are in the process of finalizing two other properties in Copperas Cove, TX. More details will be made available after completing the initial evaluation of these properties.

Update on previously announced properties

Here is a quick overview of the properties that were announced in our last newsletter.

The first of these is a 65 acres property located right in front of a high school in Belton, TX - This property didn’t pass our evaluation phase and is no longer being offered. While this might disappoint some investors, we believe this illustrates our rigorous evaluation process and is a good thing.

We are in the final stages of acquiring another 100 acre property on FM-973 in Manor/Coupland, TX – As mentioned earlier in this newsletter, we have proceeded to offer this and is closed for new investors after being oversubscribed by almost 200%

We are in the process of adding another 132 acres to our Oakalla property – As mentioned earlier in this newsletter, the additional acres were added and currently no new lots are available for this property.

Austin Trivia

Ask any Texan how to tell if spring is here? You will get the universal answer from any local to just look for the official state flower…Bluebonnet.

Bluebonnet was officially made the state flower of Texas on March 7, 1901. Interestingly there was lobbying to declare other flowers designated as the state flower. Cactus (!) and Cotton boll were the other two popular choices. However, The National Society of Colonial Dames (NSCDA) was easily able to get Bluebonnet designated without much trouble. For those history buffs among you, NSCDA was established in 1891 and is still in existence with about 15,000 members. If you are interested in learning more about these fantastic ladies (dames :))

There are many officially designated Bluebonnet scenic routes across Texas. Austin being the starting point for hill country, it is no surprise that there are several of these around Austin. Many breathtaking Bluebonnet blooms can be found around Georgetown, Marble Falls, Lake Buchanan among other places.

While some of this Bluebonnet info was known to some, how many knew that Bluebonnets are typically not found on fertile land? These plants apart from being a delight to look at actually replenish the soil nutrients to make it more fertile according to our in-house expert Bill Sweeney.
